In the heart of Rotterdam, an iconic building underwent an impressive transformation. The former V&D building (later Hudson’s Bay) has been redeveloped into AIR Offices: a multifunctional complex where working, shopping and relaxation come together. A building with the largest surface area in the city, which now excels in sustainability, design and ease of user comfort.
From department store to future-proof landmark
AIR Offices is a prime example of redevelopment with vision. Instead of demolition, the original structure was preserved and given a completely new purpose. The result? A building that meets the highest sustainability standards, including BREEAM-NL Excellent, WELL Gold and WiredScore Gold. The redevelopment was realised by NEOO and Schroders Capital Real Estate, in collaboration with WOMO Architects.
Building upwards with impact
A striking feature of this redevelopment is the addition of new floors. Two extra levels have been constructed on top of the existing structure, literally and figuratively raising the building to a higher level. The new sixth floor now features an exclusive parking deck and a rooftop lounge with views over the city. A smart way to optimise inner-city space without expanding the physical footprint.
Smart parking at height
The parking roof was constructed by Zoontjens, commissioned by Erdo, and can accommodate 79 cars. It features the Pardak®110 system, specially developed for intensively used parking roofs. This system perfectly aligns with AIR Offices’ sustainability ambitions: modular, removable and future-proof. In addition, it can be easily combined with charging stations, enabling the building to support environmentally friendly transport.
More than just parking: an experience on the roof
The parking roof is directly connected to a rooftop lounge, making it not only functional but also contributing to the experience of the building. A place where users can park and relax, right in the city centre.
Future of inner-city development
Air Offices Rotterdam demonstrates how the redevelopment of existing real estate can lead to innovative and sustainable solutions. The elevated car park is a powerful example of how smart, modular systems contribute to the efficient use of space in the city. These solutions are essential for the future of inner-city development: sustainable, flexible and designed with mobility and experience in mind.
