Brand new, sustainable and enhanced with green. These are the key characteristics of the Commerce 46 office complex in the European District of Brussels. The building has a stepped structure, creating space for two large, attractive rooftop terraces.

STEPPED CONSTRUCTION

The celebrated firm of architects Jaspers-Eyers produced the BREEAM Outstanding design for this new office complex, commissioned by real estate specialists Immobel. The building is a co-production with Office Architecten and Algemene Bouw Maes nv. The project proved to be a real challenge in the heart of Brussels’ European District. The building has been given a stepped structure that integrates well with the surrounding urban environment, as well as creating room for outdoor spaces.

OBSTACLE-FREE ROOF

The building comprises 13 floors, of which 12 are aboveground. The underground level houses the carpark and all technical systems. This deliberate choice made it possible to equip the entire area of all the roofs with water recuperation systems, solar panels and green. Several green oases have been created as a perfect place to take a peaceful break from work. The ground floor also features a private garden. The stepped shape of the building creates sufficient space for two large rooftop terraces, with a total floor surface of 620m², on the sixth and eighth floors.

ROUND SHAPES

Zoontjens was called in to pave the rooftop terraces. The decision was made to use the Dreen®Elegance roofing slab system with slabs in the attractive pale colour Perla. Round cutouts were made on both rooftop terraces for containers for plants and trees. This meant sawing the Dreen®Elegance slabs in curves. We are proud of the result, and the view from the rooftop terraces across the city is truly staggering.
